Most homeowners walk into a flooring showroom thinking the big decision is which wood species to pick, or what stain color looks best with their cabinets. Those things matter — but there’s a more fundamental choice that comes first, one that affects how your floor is installed, how long it lasts, and whether it can ever be refinished down the road.
That choice: engineered hardwood or site-finished solid hardwood?
They’re both real wood. They can look nearly identical. But they behave very differently — and understanding the difference could save you from an expensive mistake.
The Core Difference
Site-finished hardwood is what most people picture when they imagine classic wood floors. Solid planks — typically ¾” thick — are nailed to your subfloor, then sanded, stained, and finished right in your home. Because the sanding and finishing happen after installation, every board is level and flush with the next, creating a completely seamless result with no factory edges interrupting the surface. You get full control over stain color and sheen, and the floor can be sanded and refinished 4–6 times over its lifetime — potentially lasting 50–100+ years.
The tradeoffs: installation takes longer, it generates dust and fumes, and it simply can’t go anywhere with moisture concerns — concrete slabs, basements, or rooms with radiant heat are off the table.
Engineered hardwood is a layered product. The top layer — called the wear layer — is real hardwood, ranging from 1mm to 6mm thick depending on the quality tier. Beneath it are multiple layers of cross-ply hardwood or high-density fiberboard, bonded together under heat and pressure. This construction makes engineered flooring far more dimensionally stable than solid wood, meaning it handles moisture and temperature swings without cupping or gapping.
Engineered floors arrive pre-finished from the factory, can be installed over concrete slabs and radiant heat, and go down faster with less disruption. The tradeoff is that refinishing potential is limited by how thick that top wood layer is — and on budget products, it may not be refinishable at all.
Where Each Floor Belongs
Before getting into quality tiers or aesthetics, start here — because your home’s conditions may make this decision for you.
Concrete slab, basement, or radiant heat? Solid hardwood isn’t a realistic option. Wood is highly sensitive to moisture vapor and temperature changes, and a slab environment will cause it to cup, gap, and buckle over time. Engineered hardwood was built for exactly these conditions.
Above-grade wood subfloor in a climate-controlled space? Both products are on the table. This is where personal preference, budget, and how long you plan to stay in the home start to matter more.
Wide plank flooring (7″ or wider)? Engineered is almost always the smarter call here. Solid hardwood in wide widths is prone to significant movement with seasonal humidity changes — something engineered construction largely eliminates. Wide-plank solid floors can be done, but they require careful acclimation, ideal humidity control, and an acceptance that some seasonal movement will occur.
In Upstate South Carolina, our humidity swings between summer and winter can be significant — another reason wide-plank solid hardwood requires extra caution in this climate.
Understanding Wood Grades
Whether you go solid or engineered, the wood itself comes in grades — and knowing what those grades mean prevents a lot of confusion at the showroom.
Solid hardwood is graded by visual appearance, not structural quality. The grades reflect how much natural character is present in the boards:
- Clear Grade — Nearly uniform color, minimal knots, tight grain. This is the most refined look, typically found in formal, high-end spaces. It carries a premium price because the yield from any given log is lower.
- Select Grade — Allows slightly more variation while still looking clean and consistent. The most popular grade for residential renovations and sits in the sweet spot between visual refinement and cost.
- #1 Common — Introduces more pronounced knots, grain variation, and color contrast. A natural fit for farmhouse, craftsman, and casual design styles, noticeably more affordable.
- #2 Common — The most character-heavy grade, with large knots, significant color range, and visible mineral streaks. When used intentionally, it creates a striking, rustic result.
None of these grades are structurally better than the others. Choose based on the aesthetic you want, not the grade number.
Species matters just as much. Wood hardness varies enormously, measured by the Janka hardness scale. White oak and hickory are among the most popular domestic choices — durable, widely available, and highly versatile in terms of stain. Softer species like pine have their place aesthetically but will dent and scratch more easily in high-traffic areas. If you’re installing in a hallway, kitchen, or any space that sees real daily use, species selection deserves as much attention as finish color.
Engineered Hardwood Quality Tiers
With engineered flooring, the most important number isn’t the price per square foot — it’s the wear layer thickness. That’s the real wood on top, and it determines both the floor’s character and its refinishing potential.
- Entry-Level (1–2mm wear layer) — Typically found at big box retailers. The thin veneer means refinishing isn’t a realistic option. Once worn or scratched through, the floor needs to be replaced. Appropriate for rental properties or spaces you expect to renovate again within 10–15 years, but not a long-term investment.
- Mid-Range (2–4mm wear layer) — Where most of the residential market lives. Better core construction adds stability and a more solid feel underfoot. Light sanding and one refinish is generally possible. This tier represents solid value for most home renovation projects.
- Premium (4–6mm+ wear layer) — Where engineered hardwood genuinely rivals solid wood in performance and longevity. Multiple refinishes are possible, core construction is dense and quiet underfoot, and this is where you’ll find the best wide-plank options. Premium products also tend to have more sophisticated surface textures — wire-brushed, hand-scraped, or lightly distressed — that give the floor authentic character.
It’s also worth knowing that some of the best engineered flooring on the market comes from European mills — particularly in Germany, Austria, and Scandinavia. European engineered products often feature reactive stain and mineral oil finishes rather than plastic polyurethane, resulting in a look and feel that’s difficult to distinguish from a high-end site-finished floor.

A Word on Installation Quality
The best flooring product available will underperform if it’s improperly installed. Site-finished hardwood in particular is highly dependent on the skill of the craftsman doing the sanding and finishing. An uneven sand job, inadequate grain filling, or improperly applied finish coats will be visible for the life of the floor. Subfloor prep, proper acclimation time, and the number of finish coats applied all matter more than most homeowners realize going in.
